Why exterior paint fails here, and what we do about it

South Jersey gives paint a hard life. Summers run humid, winter nights drop below freezing and days climb back above it, and the sun on a south-facing wall bakes color out. Paint fails when water gets under it, so our exterior process is built around keeping it out: wash first, scrape and sand what is loose, prime bare wood, caulk the gaps water gets into, and only then paint.

  • Wash the surface so paint bonds to the siding, not to a layer of pollen and mildew (see power washing)
  • Scrape and sand peeling and chalking paint back to a sound edge
  • Prime bare wood, rusted metal, and patched spots with the right primer for the material
  • Caulk trim joints, window and door casings, and siding ends with a flexible exterior caulk
  • Paint two coats of a quality exterior acrylic, brushed and rolled or sprayed and back-rolled depending on the surface
  • Protect landscaping, windows, roofing, and decks the whole time, and clean up every day

What we paint on the outside of a house

SurfaceNotes
Wood siding, clapboard, cedar shakesNeeds the most prep and benefits most from good primer. The classic exterior paint job.
Aluminum sidingCommon on older homes around Grenloch and Turnersville. Chalks over time; cleaned, primed, and painted it looks new again.
Vinyl sidingCan be painted with vinyl-safe colors (no darker than the original). Often a soft wash is all it needs.
Fiber cement and compositeTakes paint well. Factory color fades; repainting is the fix.
Stucco and masonryElastomeric or masonry coatings that bridge hairline cracks and breathe.
Trim, fascia, soffits, window casingsWhere most peeling starts. Scraped, primed, caulked, painted.
Front doors, garage doors, shuttersThe fastest way to change curb appeal. Shutters come down and get sprayed.
Porches, railings, columnsPorch floor enamel for walking surfaces, trim paint for rails and posts.

When to paint the outside of a house in New Jersey

Exterior paint needs dry surfaces and temperatures that stay in the product's range through the night, not just at 2 p.m. In our area that usually means late April through October, with May, June, September, and early October the most reliable. July and August work, but we start early and move with the shade on hot days. If rain is forecast, we work on prep or wait; painting onto damp siding is how you get blisters by August.

Spring books up fast. If you want a specific month, get your estimate over the winter and Ashley will hold a spot on the schedule.

Color and HOA notes

Several developments in Washington Township and the surrounding towns have HOA rules on exterior colors. If yours does, bring the approved palette to the estimate and we will match it. If you are choosing freely, we recommend testing a sample on the sunniest wall and looking at it morning and evening before deciding; exterior colors read lighter and brighter outside than on the chip.

What drives the price of exterior painting

  • Size and height of the house, and how much of it needs ladders or staging
  • Condition: peeling, chalking, bare wood, and rot repair all add prep hours
  • Surfaces included: body only, or body plus trim, shutters, doors, and porch
  • Material: cedar and stucco take more product and time than aluminum
  • Color change: light to dark or dark to light can mean an extra coat

Exterior painting questions

How long does exterior paint last in New Jersey?

With proper prep and a quality acrylic, plan on roughly 7 to 10 years on wood and longer on aluminum, fiber cement, and stucco. South-facing walls and trim weather fastest. Skipped prep is the usual reason a job fails early.

Do you pressure wash before painting?

Yes. Every exterior job starts with a wash so the paint bonds to clean siding. We use low pressure on siding and let it dry fully before any paint goes on.

Can you paint vinyl siding?

Yes, with vinyl-safe paint in a color no darker than the original, so the panels do not absorb extra heat and warp. If your vinyl is just dirty, a soft wash is cheaper and faster.

Will you fix rotted wood?

We repair minor rot and replace small sections of trim as part of prep. Larger carpentry is something to show us at the estimate so we can plan the right fix.

What happens if it rains?

We stop painting and switch to prep, or pause until the surfaces dry. A rain day moves the finish date, but it is better than painting onto wet wood.

How long will the crew be at my house?

A typical two-story home runs several days to about a week depending on size, condition, and weather. Ashley gives you a schedule with the quote and updates you daily.

Do you spray or brush?

Both, depending on the surface. Siding is often sprayed and back-rolled for coverage; trim and doors are usually brushed or sprayed for a smooth finish. Everything nearby is masked either way.

Is the work guaranteed?

Yes. Our workmanship guarantee covers every exterior job.
