Short answer: once a year for the house, and that is a floor, not a ceiling, in South Jersey. Our summers are humid, a lot of lots in Washington Township and the surrounding towns are wooded, and north-facing walls here can green up in a single season. Driveways and patios run about yearly too. Roofs go several years between cleanings. Here is the schedule we give our own customers, surface by surface, plus the calendar that makes it work.
The one-year rule and when to break it
Two of the three most cited guides say at least once a year, and one says every two to three years for an average home. The difference is climate. A house on an open, sunny lot in a dry region can stretch to two or three years. A house here, with 70 percent humidity in August and oak trees shading the north side, cannot. Window Hero's guide puts humid, wet, and tree-covered homes at every six to eight months, and that is closer to what we see around Sewell and Turnersville.
Wash more often if any of these apply: a wooded or shaded lot, a north wall that never gets sun, a house near a busy road or a construction site, a lot of pollen, or a sprinkler system that hits the siding.
How often to wash each surface, and with what
"Power washing the house" is really four or five different jobs. Each surface has its own interval and its own right method. The method matters because high pressure on siding or a roof does damage; we explain why in soft wash vs pressure wash.
| Surface | Method | How often in South Jersey | What you are removing |
|---|---|---|---|
| Vinyl, aluminum, or fiber cement siding | Soft wash | Every 12 months; every 6 to 8 on shaded north walls | Algae, mildew, pollen, cobwebs |
| Painted wood siding and trim | Soft wash | Every 12 to 18 months | Mildew that lifts paint |
| Asphalt shingle roof | Soft wash only | Every 3 to 5 years, or when black streaks appear | Gloeocapsa magma (the black streaks), moss, lichen |
| Concrete driveway and walks | Pressure with a surface cleaner | Every 12 months | Tire marks, oil, oxidation, moss in cracks |
| Paver patio and walkway | Pressure, then re-sand joints | Every 12 to 24 months | Moss and weeds in joints, dirt film |
| Pool deck | Pressure or soft wash depending on surface | Every spring before opening | Algae, mildew, slip hazard |
| Wood deck | Soft wash or low pressure | Every 12 months, before resealing | Gray weathering, mildew |
| Wood or vinyl fence | Soft wash | Every 12 to 24 months | Green algae on the shaded side |
| Gutters, exterior face | Soft wash with a brightener | Every 12 to 24 months | Black tiger stripes (oxidation) |
Most homes get the siding, driveway, and walks done in one visit each year, with the roof and fence rotating in every few years. All of it is on our power washing page, with the soft wash and concrete pressure washing sections explaining each method.
A South Jersey washing calendar
Timing matters as much as frequency here. This is the calendar we work from:
- Late March to April: the first wash. Winter grime and the first wave of pollen come off, and the house is clean for the season. If you plan to wash once, this is the month. One caution: in a heavy pollen year, washing in early April means a yellow film comes back within weeks. Mid to late May is safer if pollen is the main complaint.
- May: decks and pool areas. Clean and reseal the deck before the furniture goes out. Pool decks before opening weekend.
- Late August to September: the mildew check. Humid summer growth peaks now. Walk the north side of the house. If it is greening, a second siding wash now keeps it from sitting on the paint all winter.
- October to early November: the last window. Concrete and pavers get washed before the first freeze, so water is not sitting in the joints when it freezes. We stop washing when overnight lows hit freezing because surfaces will not dry.
- Before any exterior paint job, whatever the month. Every exterior painting project starts with a soft wash and a day or two to dry. Paint over mildew peels.
Signs the house is overdue
- Green or dark film on siding, usually starting low on the north wall and under eaves.
- Black streaks running down the roof from the ridge.
- Cobwebs and dirt under the soffits and around light fixtures.
- A driveway that looks gray instead of its original color, or dark tire tracks.
- Slippery pavers or pool deck.
- Black vertical stripes on the gutters.
- Siding that looks dull even in sunlight. That is oxidation and pollen, and it washes off.
Why regular washing saves money
Beyond curb appeal, there are two financial reasons to keep a schedule. Mildew left on painted surfaces lifts the paint, and a repaint costs many times what a wash does. And algae on siding and roofs holds moisture against the house, which shortens the life of the siding and shingles themselves. An annual wash is the cheapest exterior maintenance there is. Window Hero's guide puts a house wash at roughly $220 to $380 and a driveway at $130 to $220 nationally; a full exterior repaint is in the thousands.
DIY or hire it out?
A rented pressure washer with a surface cleaner is fine for a driveway if you keep the wand moving and off the siding. The house itself is better soft washed, which needs the right pump, the right mix, and someone who knows which surfaces cannot take pressure. A two-story house, a roof, or stucco is a job for a pro every time, mostly for safety.

Power washing frequency questions
Is it bad to power wash your house too often?
With soft washing, no. The low pressure and diluted solution do not wear the siding. High-pressure washing done repeatedly can mark vinyl and strip paint, which is why the house should be soft washed and only the concrete pressure washed.
What month is best to power wash a house in New Jersey?
Late April through May for the main wash, after the worst pollen. A second siding wash in late summer helps on shaded lots, and concrete gets done in October before the first freeze.
How often should a roof be cleaned?
Every three to five years, or as soon as black streaks appear. Roofs are soft washed only; pressure strips the shingle granules.
Should I wash the house before painting it?
Always. A soft wash kills mildew and removes chalk so the new paint bonds to the wall. Allow one to two days of drying before the first coat.
